PROJECT SUMMARY: In 2015, the Principals of New Albion
Communities optioned a 26,000 square foot property on the
Peninsula located at a strategic intersection along El Camino
Real (Silicon Valley’s oldest and most important major arterial). At
the time, the site was underutilized as a single purpose retail parcel. Over the next two years, New Albion processed an application to re-zone the site for development as Workforce Housing.
The Property’s new plans called for one and two-bedroom apartments in a four-story podium structure with a retail bay and a parking garage
on the first level. The entitlement application utilized the State of
California’s density bonus program, which allowed for a 20% increase
in housing units if three “Below Market Rate” apartments were included in the submission’s design. While intending to build the project ourselves, an unsolicited offer to purchase the Property as-is was received during the entitlement process and after brief negotiation, was accepted. Subsequently, the site was sold to an Affordable Housing developer in 2017.

PROJECT SUMMARY: At our partner’s direction, Microsoft’s Mountain View campus became one of the first projects in Silicon Valley to introduce the concept of the “Third Space” to the local Office Market. Through the incorporation of such now-common amenities as in-house cafeterias, expresso lounges, health clubs, day care centers and breakout rooms, New Albion's Principal was able to create a work environment that accelerated employee productivity and was heavily influenced by the energizing impact of open floor plans, shared workstations and informal gathering spaces.
Nor did the innovation end there. By minimizing the number of private offices and freeing employees from the isolation of cube farms, a less hierarchal design structure emerged over time, fostering a more collaborative workplace and encouraging the sharing of knowledge and information. By inserting long banks of unobstructed windows along the buildings’ perimeters, our Principal was also able to bring the outdoors inside and to highlight the surrounding parklike setting, thereby encouraging staff to make use of these informal meeting spaces and to facilitate greater confidentiality and flexibility of thought and expression. In this way, the development team sought to incorporate into its designs Microsoft's commitment to the principles of connectivity, creative thinking, informal interactive engagement, ongoing opportunities for collaboration between departments, and transparency in its final work product.
The use of natural light to illuminate and energize internal offices not only increased productivity but also lowered electrical lighting bills and reduced HVAC costs. Best of all, the introduction of more energy-efficient technology to improve the Company’s Carbon Footprint ultimately resulted in the development and construction of a healthier, more employee-centric environment.
